Responsibilities:

  • Work with the operations team to ensure region's financial performance meets expectations
  • Plan with the operations team the best use of available resources, staffing, and facility requirements
  • Strategic planning for future needs of region, study market trends & movements - develop growth strategies
  • Inspect potential properties for acquisitions
  • Identify future strengths, weakness, opportunity, and challenges to the rental market of the region - take pro-active approach in taking advantages of market opportunity (i.e.: review rents)
  • Communicate daily with Leaders, respond to inquiries with sound judgment & good information
  • Formulate clear objectives to achieve desired performance from Area Coordinators
  • Evaluate Leaders through site visits/inspections, provide positive feedback, correct action if desired results not met
  • Lead regional staff, allocate work, monitor day to day operations, set priorities
  • Leading the mentors and being involved in the continuing development of the Mentor program
  • Review staffing needs for region, evaluate performances, compliment, discipline/ recommend dismissals, review wages
  • Review (weekly) with specialists i.e.: quality control, landscape, carpenter, and set work schedules and priorities
  • Review Capital projects, set site priorities re: capital improvement
  • Manage cost per door, budgets, prepare budget reports as required
  • Monitor various reports to review vacancy, site operations, etc.
  • Review collections of rents, legal work
  • Respond to daily mail / email from Associates, residents, lawyers, and government agencies
  • Attend community events, meetings (Apartment Owners Organizations, Committees on residential tenancy issues, panel discussions relating to property management issues etc.) to raise Boardwalk's profile in the community and promote co-operation with competition
  • Overseeing a fleet of vehicles

Experience and Educational Requirements:

  • Post-Secondary degree required
  • C.P.M. or R.P.A. designation preferred
  • Management experience in property management field preferred

Technical Requirements:

  • Advanced proficiency with Word, Excel, and Outlook
  • Ability to learn and adapt to changing technology
  • Knowledge of all Boardwalk Operational Applications
  • Knowledge of applicable legislation (i.e. Residential Tenancies, etc.)

Non-Technical Requirements:

  • A strong communicator
  • Strong organizational, interpersonal and time-management skills
  • Experience and judgment dealing with day-to-day business operations
  • Deadline and goal oriented
  • Exceptional team building and leadership skills, including ability to motivate and lead other Associates in a team environment
  • Ability to work independently and with other Associates in a team environment
  • Ability to create trust and build lasting business relationships
  • Ability to multi-task and prioritize workload, and the workloads of others
  • Eager to take on new challenges and to challenge the status quo of doing things
  • Ability to work under high stress and locked-in deadlines
  • Demonstrate a positive attitude, enthusiasm and assertiveness
  • May be required to travel between multiple cities
